Under the proposed changes, Tier 3 data centers, those that are greater than 250,000 square feet and the largest tier, would have to be at least 2,000 feet from public facilities and residential properties but only those zoned agricultural-residential with single-family homes. It could soon be a little bit more difficult to build a data center in Olive Branch.
City Planning Commission officials discussed new regulations for potential data centers in the city amid national controversy and concerns from local residents.
The proposed changes make data centers a conditional-use build and include daytime and nighttime noise limits, water-usage limits and required reporting of usage and specific setbacks from residences, which are scaled based on the size of a proposed data center. The larger the center, the farther the setback.
